A Meeting of the Zoning Board of Appeals will be held on Thursday, September 3, 2020, at 8:00 P.M. via ZOOM Webinar. The meeting will be broadcast live on WHOH-TV 75 or FIOS 43 and http://whoh-tv.org.
A meeting of the Zoning Board of Appeals will be held on Thursday, September 3, at 8 p.m. It will be conducted in accordance with Executive Order 202.1. As such, the meeting will be held virtually via videoconference using the ZOOM platform and able to be seen live on Channel 75 (Cable), or Channel 43 (FIOS), or streaming live on www.whoh-tv.org. Members of the Zoning Board and staff participating in the meeting will be doing so remotely through videoconference. Furthermore, there will be no public participation in-person; however, all public comments will be heard via email at zoning@hastingsgov.org. AGENDA
View preservation approval and relief from the strict application of Village Code Sections 295-68F.2.a[2] for a new single-family dwelling on their prospective property at 0 Pinecrest Parkway. Said property is located in the R-10 Zoning District and is known as SBL: 4.100-95-41 on the Village Tax Maps.
Non-conformity details of the proposed construction are as follows:
1. Development Coverage: Existing – 15.42%; Proposed – 37.05%; Required Maximum – 35% {295-68F.2.a[2]}; Variance Required – 2.05%
Relief from the strict application of the Village Code Section 295-69 F.1.c and 295-55.A, for the enlargement of a 2nd story side dormer on their single family dwelling, located at 28 Warren Street. Said property is in R-10 Zoning District and is also known as SBL: 4.110-120-4 on the Village Tax Maps.
Variance is sought for side-yard setback with the extension of an existing non-conformity in relation to the setback of the existing dwelling.
Extension of nonconformity in relation to the side-yard setback: Existing – 8.3 ft.; Proposed – 8.3 ft.; Required Minimum – 12 ft. {295-69F.1.c & 295-55. A}; Variance Required – 3.7 ft.
Relief from the strict application of the Village Code Sections 295-20B(6) & 295-68F.2.a.[2], for the replacement and expansion of an existing rear deck at their single family dwelling located at 35 Fraser Place. Said property is located in the R-7.5 Zoning District and is known as SBL: 4.40-27-26 on the Village tax maps.
Non-conformity details are as follows:
1. Rear yard setbacks to Rear Deck, not to protrude more than 6’ into the required yard: Existing – 11.87 ft.; Proposed – 15.27 ft.; Required Maximum – 6 ft. {295-20B(6)}; Variance Required – 9.27 ft.
2. Development Coverage: Existing – 51.7%; Proposed – 54.2%; Required Maximum – 40% {295-68F.2.a.[2]}; Variance Required – 14.2%
